

On May 31, 2007, DP Partners staged a dual break-ground ceremony, commemorating the start of construction of two speculative distribution centers totaling 1,036,680 SF in DP’s new business park, LogistiPort® at Savannah. These two facilities, which are scheduled for completion during the first quarter of 2008, mark our official entry into the Savannah market.
We acquired the 72-acre development site in the fall of 2006 from a Savannah-based family trust, Dean Forrest Associates, LLP, which was represented in the sale transaction by John L. Neely, SIOR, Partner with Savannah-based Neely Dales, LLC. The new park is located on the west side of Dean Forest Road (Georgia Route 307), bordering the historic Savannah & Ogeechee Canal, less than one mile north of I-16 in Pooler, GA, and four miles west of the Port of Savannah.
“This project illustrates that Pooler is the bull’s eye, not just a target area, for new development,” said Mike Lamb, Mayor of the City of Pooler. “Companies like working with us, because we get things done. The results are new jobs and an expanded tax base for Pooler. We are proud to have an outstanding company like DP Partners in our city,” he said.
Building A is a 689,400 SF cross-docked distribution center at 100 Clyde Alexander Lane. Situated on a 35-acre site, the building features a 32’ clear-height ceiling, bay sizes of 55’ by 60’ and 60’ by 60’, 120 truck docks expandable to 144, four drive-in doors, parking for 186 trailers and 220 cars, energy-efficient T-5 lighting, and an ESFR fire-suppression sprinkler system.
Building B, a 347,280 SF cross-docked distribution center, is located at 101 Clyde Alexander Lane. Situated on a 35-acre site, the building features a 32’ clear-height ceiling, bay sizes of 55’ by 60’ and 60’ by 60’, 58 truck docks expandable to 72, two drive-in doors expandable to six, parking for 66 trailers and 160 cars, energy-efficient T-5 lighting, and an ESFR fire-suppression sprinkler system.

LogistiPort at Savannah will be developed according to the quality standards of our national LogistiCenter® brand parks with excellent access to the port. According to George Ports Authority (GPA), during fiscal 2006, which ended June 31, the Port of Savannah handled more than 2,000,000 TEUs (twenty-foot equivalent unit containers) and 17,600,000 tons of cargo. The deepwater Garden City Terminal is one of the top five container-handling facilities in the country, encompassing more than 1,200 acres and moving millions of tons of containerized cargo annually

“DP’s plan for their new LogistiPort park is excellent. They are in a very strategic location about four miles from the port’s main gate. We want to help them succeed, because if they are successful, we are successful,” said Stacy Watson, Manager of Economic & Industrial Development for the GPA. According to Watson, one of the reasons national developers and retailers -- such as Target, which is building a 2,000,000 SF warehouse, and IKEA, which is building a 1,700,000 SF distribution center -- are coming to the area is the Savannah Harbor Expansion Project. Currently in the environmental approval and evaluation phase, the project will deepen the port from 42 feet at low water to 48 feet and significantly increase container-handling capacity at the Port of Savannah, thereby, allowing shipping companies to move more containers in fewer voyages.
LogistiPort at Savannah is located immediately north of the 1,500-acre Chatham County Mega-Site (formerly known as the DaimlerChrysler site), owned by the State of Georgia in partnership with the Georgia Ports Authority, which is marketing it as a manufacturing campus. Our proximity to the Mega-Site -- recognized as one of the top locations in the Southeast, because of its close proximity to the I-16/I-95 intersection -- is a major marketing advantage for us, because manufacturers always generate requirements for distribution and warehouse space.

Jeremy D. Merklinger is DP Partners’ Manager, Southeast Region, headquartered in Savannah, GA. He is focusing on the development and leasing of our two new parks in Savannah -- LogistiCenter at Savannah, a 1,738-acre, $200,000,000 park in Effingham County and LogistiPort at Savannah, a 72-acre park fronting the west side of Dean Forest Road (Georgia Route 307), less than one mile north of I-16 in Pooler, GA.
For four years prior to joining DP Partners, Jeremy was Project Manager for the Savannah Economic Development Authority, during which time, he provided site-selection assistance to more than 250 companies and located 37 companies in Savannah, representing an investment value of $723,000,000 and creating approximately 2,622 new jobs. He also served as a business education teacher and head football coach at H.V. Jenkins High School and as a Combat Engineer (E-4) in the United States Army.
A native of Rochester, NY, Jeremy was graduated with a Bachelor of Business Administration degree by the Georgia Southern University (Statesboro).
