

On May 17, 2007, DP Partners signed the sales contract to acquire 1,738 acres of land in Effingham County,
Georgia, to develop a new business park, named LogistiCenter® at Savannah. That brings this new master-planned $200,000,000 park one step closer to reality. The process began on September 25, 2006, when DP signed a letter of intent for the property.
Located eight miles west of the I-16/I-95 interchange and 15 miles west of the Port of Savannah, the land straddles I-16 east of Old River Road in Meldrim, GA, which is northwest of Savannah and approximately 12 miles west of the Savannah/Hilton Head International Airport.
We will acquire the land in phases, the first being 140 developable acres, followed by two subsequent phases of 250 developable acres each. Of the 1,738-acre site, 640 acres are buildable. Over an estimated five- to seven-year period, DP Partners will develop a business park with a build-out capacity of 5,000,000 SF comprised of eight to 15 facilities, depending on market demand. The park will be designed to accommodate tenants with requirements for 100,000 SF in multi-tenant buildings as well as stand-alone single-tenant facilities of 1,000,000 SF or larger.
We plan to begin construction on our first speculative facility -- a 400,000 SF distribution center – sometime before 2008. Meanwhile, there is much to do: the land must be rezoned from commercial/agricultural to light industrial; water, sewer and power must be brought to the site; road infrastructure improvements must be made; and we must close on the transaction.

The LogistiCenter at Savannah land is currently owned by the Effingham County Industrial Development Authority (IDA), which acquired the land in phases, culminating in May of 2006. “We considered many other local, statewide and national developers, but selected DP Partners, based on the quality of their construction and the fact that they are long-term owners and managers of their facilities,” said John A. Henry, J.D., Chief Executive Officer of IDA. Our partnership with IDA will ultimately generate tax revenues, create thousands of jobs and add to the Savannah area’s growing reputation as a major distribution destination.

Jeremy D. Merklinger is DP Partners’ Manager, Southeast Region, headquartered in Savannah, GA. He is focusing on the development and leasing of our two new parks in Savannah -- LogistiCenter at Savannah, a 1,738-acre, $200,000,000 park in Effingham County and LogistiPort at Savannah, a 72-acre park fronting the west side of Dean Forest Road (Georgia Route 307), less than one mile north of I-16 in Pooler, GA.
For four years prior to joining DP Partners, Jeremy was Project Manager for the Savannah Economic Development Authority, during which time, he provided site-selection assistance to more than 250 companies and located 37 companies in Savannah, representing an investment value of $723,000,000 and creating approximately 2,622 new jobs. He also served as a business education teacher and head football coach at H.V. Jenkins High School and as a Combat Engineer (E-4) in the United States Army.
A native of Rochester, NY, Jeremy was graduated with a Bachelor of Business Administration degree by the Georgia Southern University (Statesboro). He is a member of the Georgia Economic Developers Association, the International Economic Developers Council, and the Young Professionals of Savannah.
