DP Enters the Portland Market

In the spring of 2007, DP Partners contracted to acquire a 13.5-acre site to develop a 262,640 SF speculative warehouse/distribution center, called LogistiCourt at Portal Way. Located within the emerging Columbia Corridor, LogistiCourt is on the northwest corner of N.E. Portal Way and N.E. 185th Avenue, approximately one mile north of the I-84/N.E. 181st Avenue intersection in Multnomak County. It offers convenient access to Portland’s multi-modal transportation infrastructure including the Portland International Airport, six miles to the west, and the Port of Portland, 13 miles to the west.

We purchased the land from the Portland Development Commission (PDC), on behalf of the City of Portland. The PDC was represented by Bradford Fletcher, SIOR, Executive Vice President, with the Portland office of Grubb & Ellis, and Linda Craig, formerly an Associate with Grubb & Ellis. DP Partners was represented by the CB Richard Ellis team of Marty Horeis, First Vice President; Ted Nicholson, Senior Vice President; and Arielle Scesa, Sales Associate, all in the Portland office.

DP Partners expects to begin construction in June with completion scheduled for the first quarter of 2008. DP’s project architect is Group Mackenzie, a 47-year-old Portland design, engineering and planning firm that is one of the top service-providers in the Pacific Northwest region. DP selected as the general contractor Portland-based Perlo McCormack Pacific, a general contracting and construction management firm that operates throughout the Northwest.

Features

The Port of Portland, located 13 miles west of LogistiCourt, was created in 1891 to dredge a shipping channel from Portland to the Pacific Ocean. During 2006, the port moved more than 11,900,000 tons of cargo. Overall 793 ships docked at the port’s four marine terminals in 2006. It broke an auto-import record by importing 463,515 autos, representing a 31 percent increase over the previous year. For the first time in its history, during 2006 the port imported more full containers than it exported with the port’s seven contrainer shipping lines moving 122,827 containers through Portland, a 34 percent increase over the previous year. Also in 2006, the port moved more than 1,000,000 tons of breakbulk products-- primarily steel slabs and steel rail -- and exported 3,700,000 tons of grain and 4,300,000 tons of mineral bulks soda ash and potash.

Portland International Airport (PDX), located six miles west of LogistiCourt, had a record-breaking year for passenger service in 2006. During that year, the airport served more than 14,000,000 passengers and was selected as the “Best Domestic Airport of 2006” by Conde Nast Traveler magazine in its annual business-traveler readers’ poll. PDX has 12 cargo carriers including UPS, Federal Express, Airborne, DHL Worldwide Express, Air China Cargo, AmeriFlight, Baz Global, Empire Airlines, Evergreen Airlines, Kitty Hawk Cargo, Menlo Worldwide, and Western Air Express.

National Brand

LogistiCourt is a sister brand to DP Partners’ national brand of logistics facilities, called LogistiCenter®. All LogistiCenters feature large staging areas, high warehouse ceilings, maximum dock doors, and generous trailer parking. Introducing Kirk

 

Kirk Olsen joined DP Partners in August 2002 and is currently Business Development Manager. Kirk has negotiated over 125 lease transactions for DP’s 12,000,000 SF portfolio in Reno and leads the company’s build-to-suit proposal process for the Western Region. In addition he has handled sale transactions of buildings and land, including a $6,100,000 disposition of a 300,000 SF property in Atlanta.

Kirk is responsible for national new-business development and corporate account management and has implemented a comprehensive marketing campaign to expand DP Partners’ development platform nationwide. He leads the company’s expansion into the Pacific Northwest, starting with the $17,000,000 LogistiCourt at Portal Way development in Portland, OR.

Prior to joining DP Partners, Kirk held various managerial positions within the software industry for both product and service companies in San Francisco, CA. He served as an Operations Analyst for International Paper -- where he evaluated its North American distribution network -- and as a Project Geologist for an environmental consulting firm in Virginia.

Kirk earned a Bachelor of Arts degree from Washington and Lee University, a liberal arts college in Lexington, VA, where he was a star NCAA lacrosse athlete. He earned a Master of Business Administration degree from Vanderbilt University’s Owen Graduate School of Management in Nashville, TN.

Kirk is an active member of the Reno community and serves on multiple volunteer committees for such organizations as the Economic Development Authority of Western Nevada (EDAWN) and the National Association of Industrial and Office Properties (NAIOP).
